Skinny Smith Ranch

Located on the bank of the Salt Fork of the Brazos, the Skinny Smith Ranch offers amazing views, fantastic hunting and incredible history. Location: The ranch is located between Aspermont and Jayton at Hwy 380 and CR 349 approximately 75 miles northwest of Abilene, 100 miles east of Lubbock, and 200 miles west of Fort Worth.

Acreage: 987.5 acres all in pasture. There are two old cultivation fields that have been allowed to go back to native mesquite pasture.

Topography and Elevation: The topography on the ranch varies considerably, with approximately 150 feet of elevation change. The western portion of the ranch holds cedar breaks and draws. As you travel east on the ranch, it changes to a more rolling topography and eventually transitions to river bottom land.

Rainfall: Average annual rainfall for Stonewall County is 24.4 inches.

Cover: Cover ranges from scattered cedar in the breaks to thick mesquite cover in the old cultivation fields and the river bottom land has scattered mesquites. There are many hackberry and western soapberry trees throughout the ranch. You'll also find skunkbush, elbow bush, Algeria, ephedra, wild plums, a little shin oak and several other browse type plants.

Fences: Fences are barbed wire on metal and cedar posts, mainly in good condition. The west fence is in poor condition and the sellers have been working with the west neighbor to remedy that.

Utilities: Electricity is in place and supplied by South Plains Electric Cooperative.

Water: There is one water well in place and in use near the house. There are two other water wells not in use and the owners do not know the condition of these wells. Additionally, the Salt Fork of the Brazos runs in and out of the eastern boundary for approximately three-fourths of a mile.

Hunting: This area is known far and wide for its fantastic hunting. Wildlife includes whitetail deer, Rio Grande turkey, bobwhite quail, dove, feral hogs and several varieties of predators. The river influence, as well as the shin oak in the area, acts as a natural draw for wildlife.

Improvements: There is a three bedroom and one bathroom farmhouse on the ranch believed to have been built in the early 1940s. There is also a large set of livestock pens and a reefer trailer being utilized for storage on the property.

Price: The property is priced at $1,395 per acre for a total price of $1,377,562
